Crescent Neurology engaged RG Real Estate to evaluate how to best maximize its real estate spend in a shifting market. The objective was to determine whether relocating within the submarket or renegotiating the existing lease, with targeted improvements, would create the greatest long-term value.

The assignment began with a review of clinical needs, growth expectations, and operational priorities. Available medical office options in the surrounding submarket were identified and analyzed against the existing location. This process provided viable relocation alternatives and created meaningful leverage for discussions with the current landlord.

With space planning and long-term practice objectives clarified, RG Real Estate engaged the property ownership to structure a lease extension that reflected improved economic terms and capital reinvestment into the suite.​

The resulting negotiation produced a materially enhanced outcome: Crescent Neurology secured a reduced rental rate, a tenant improvement allowance to upgrade the patient environment, and a period of free rent at the beginning of the new term. Collectively, the practice achieved approximately $40,000 in rental savings while aligning occupancy costs with current market conditions and minimizing disruption to operations.
