Michael was initially engaged to help stabilize leasing in a newly developed medical office building along Lawrenceville Highway in Decatur. The property had been constructed for the owner’s practice, with additional space intended for outside tenants, but it remained roughly 40% vacant in a challenging market. Working closely with ownership, Michael facilitated leases totaling more than 10,000 square feet, including Northside Hospital for Cancer Care and PET imaging services , and helped improve the building’s overall operating performance. His advisory role later expanded to include strategic guidance on adjacent land acquisition and, ultimately, a full investment sale. By sourcing a buyer and executing a transaction at pricing above typical REIT levels, Michael helped the owner realize a profitable exit from a fully leased, well-positioned medical office asset developed over more than a decade of collaboration.
