The property had been constructed for the owner’s practice, with additional space intended for outside tenants, but it remained roughly 40% vacant in a challenging market. Working closely with ownership, Michael facilitated leases totaling more than 10,000 square feet, including Northside Hospital for Cancer Care and PET imaging services , and helped improve the building’s overall operating performance. His advisory role later expanded to include strategic guidance on adjacent land acquisition and, ultimately, a full investment sale.
