This process provided viable relocation alternatives and created meaningful leverage for discussions with the current landlord.
With space planning and long-term practice objectives clarified, RG Real Estate engaged the property ownership to structure a lease extension that reflected improved economic terms and capital reinvestment into the suite.
The resulting negotiation produced a materially enhanced outcome: Crescent Neurology secured a reduced rental rate, a tenant improvement allowance to upgrade the patient environment, and a period of free rent at the beginning of the new term. Collectively, the practice achieved approximately $40,000 in rental savings while aligning occupancy costs with current market conditions and minimizing disruption to operations.
