Driven by entrepreneurial ambition, Dr. Ashley Starnes and Dr. Jason Bongiovi set out to create The Whole Tooth Dental, a practice designed to deliver comprehensive care, combining both general and pediatric dentistry, in a modern, patient-focused environment in Dunwoody.

The project unfolded during the pandemic, introducing uncertainty around timing, costs, and practice planning. These conditions required a deliberate approach to strategy and negotiation, with an emphasis on flexibility, downside protection, and favorable economics.​

The advisory process focused first on understanding the practice vision, growth expectations, clinical programming, and operational workflow. Multiple locations were evaluated and compared to determine the most efficient layout, patient access, and long-term positioning.

Negotiations ultimately secured a strong package of lease incentives, including construction contributions and periods of reduced rent, helping to offset upfront costs and ease the start-up transition. The result was a well-located, state-of-the-art facility designed to support quality patient care and long-term practice growth.
