Woodside Health, a national healthcare investor with more than one million square feet under ownership, was seeking to expand its portfolio in the Atlanta market. Given the competitive nature of medical office investments, the assignment required access to both broadly marketed and off-market opportunities, along with local expertise to evaluate underwriting assumptions and long-term potential.



RG Real Estate Senior Vice President, Michael Ulin, was engaged to source and evaluate suitable assets. Through targeted outreach and market-level research, Michael identified an 80,000-square-foot hybrid office/medical property in the Johns Creek submarket, located near Emory Johns Creek Hospital. The property offered a combination of in-place income and value-add potential through lease-up and possible medical conversions.



Leveraging more than 15 years of experience in medical leasing within Johns Creek, Michael provided detailed insight into the tenant base, competitive dynamics, absorption trends, and future repositioning opportunities. Throughout the transaction, he coordinated tenant interviews, compiled market data, facilitated inspections, and negotiated aggressively on behalf of the buyer.


With focused execution and local relationships, the transaction was completed with a strategic fit for Woodside’s Atlanta holdings and a clear path for long-term asset enhancement.
